When is the deadline to protest my property value?

The deadline for filing an appeal on real estate taxes in Texas is May 15th, or 30 days past notification of your preliminary value… whichever is later.

Most Texas homeowners receive their appraisal notices by mid-April, giving them roughly a month to prepare their protest. The Appraisal Review Board (ARB) strictly enforces these deadlines, so mark your calendar as soon as that notice arrives in your mailbox.

Remember that if May 15th falls on a weekend, the deadline shifts to the following Monday. Similarly, if the 30-day window after your notification would end on a Saturday or Sunday, you get until Monday to file.

The protest form must be received (not just postmarked) by the deadline date. Hand-delivery works, but keep your receipt as proof. If mailing, certified mail provides tracking confirmation. Many districts now offer online protest options, which timestamp your submission automatically.

Miss the deadline? You’re typically out of luck until next year, though rare exceptions exist for military personnel on active duty or those with documented medical emergencies.
